Garland is the city on the other side of our fence line. Our office on Lakeview Parkway is a few minutes from the Garland city limit, so we can usually be on a Garland roof the same day you call, and we are close enough to come back and check a repair after the next storm.
Garland is not one housing market. It is three, and the roof on your house depends on which one you live in.
Central, south and west Garland are mostly brick ranch homes from the 1950s through the 1970s. Most of these houses are on their third or fourth roof. Before we price a replacement we check two things. The first is the decking: some of these homes still have the original plank boards under the shingles, and a new roof has to go onto a solid deck. The second is how many layers are already up there. Finding that out on the first visit means no surprise change order halfway through the job.
Firewheel and the northeast side filled in from the late 1980s through the 2000s. Many of those roofs are the original builder-grade shingle or its first replacement, and builder-grade shingles from that period do not handle North Texas hail well. When we inspect in Firewheel Estates, Firewheel Farms or the Hills of Firewheel, we spend time on the slopes that face the storm track. Hail bruising shows up there first.
Along Lake Ray Hubbard the problem is wind more than age. Homes facing open water take more lift on the shingle edges and ridge caps than a house two streets back, so we look closely at the starter course and the ridge on a lakeside roof.

We work in Rowlett, Sachse and Rockwall every week, so Garland is on our regular route, not a special trip.
Based in Rowlett since 2013, on Lakeview Parkway. Not a national franchise working the storm.
Across several hundred reviews from homeowners across North Texas.
Held throughout the time the company has been trading.
We photograph the damage and hand you the file. You file with your carrier, and we meet your adjuster on the roof to go through what we found.
No obligation. If the roof does not need work, we will tell you that.
Shingle, metal and flat roofs, on homes of any size in Garland and the surrounding area.
Garland sits in the North Texas hail corridor. We get on the roof, photograph every slope, and give you the documentation. In Texas the clock is one year from the day the storm hits.
Leaks, lifted shingles, cracked pipe boots and failed flashing, caught before they turn into a replacement.
TPO, modified bitumen and metal for commercial property and HOA work.
We get up there, photograph what is there, and tell you where you stand.
Sometimes, and we will tell you on the first visit rather than halfway through the job. The two things that change the price on an older Garland home are the decking, if the original plank boards need sheeting over, and the number of old layers to tear off. We check both before we give you a number.
Missing or curled shingles, granule collecting in the gutters, a ceiling stain, a sagging line along the roof, or a gutter that has stopped draining.
Yes, and there is no obligation attached to it. If the roof does not need work we will say so, which has earned us more long-term customers than any sale ever has.
We document the damage and hand you the file. You file with your carrier, and we will meet your adjuster on the roof to walk through what we found.
Most homes are a one-day job, weather permitting. Larger roofs, steep pitches and cut-up rooflines can run into a second day.
