Roofing and storm restoration in Sachse, TX

Sachse is just north of Rowlett, about fifteen minutes from our office on Lakeview Parkway. It grew fast in the late 1990s and 2000s, and a whole generation of those roofs is reaching the age where one hailstorm decides whether you are repairing or replacing.

One neighborhood, twenty years of roofs

Woodbridge is the clearest example of how Sachse was built. It went up in phases, with the first sections around 1999 and later phases still being finished in the 2010s. Two houses a few streets apart can have roofs fifteen years apart in age, even though they look the same from the street.

That age gap changes the inspection. A 2001 roof that is still on its original shingles has lost much of its granule coat, and hail that would bounce off a newer roof can crack the mat on an older one. A roof from 2013 can usually take the same storm with nothing more than cosmetic marks. That is why we start every Sachse inspection by working out the roof’s age from the permit history, the shingle line or the homeowner’s paperwork, before we climb up. It tells us what we should expect to find, and it tells you whether a claim is worth filing.

The newer construction elsewhere in Sachse has the opposite problem. Many of those roofs are still under the builder’s or manufacturer’s warranty. If yours is, we will tell you before we touch it, so you do not void coverage you already have.

Questions we get asked in Sachse

My neighbor got a new roof after the last storm. Should I?

Maybe, but do not assume it. In neighborhoods like Woodbridge, two houses side by side can have roofs a decade apart in age, and the older one may have taken damage the newer one shrugged off. Or the other way round. The only way to know is to get on your roof. That is what the free inspection is for, and if you do not need a roof, we will tell you.

What should I be looking for?

Missing or curled shingles, granule collecting in the gutters, a ceiling stain, a sagging line along the roof, or a gutter that has stopped draining.

Is the free inspection really free?

Yes, and there is no obligation attached to it. If the roof does not need work we will say so, which has earned us more long-term customers than any sale ever has.

Can you help with an insurance claim?

We document the damage and hand you the file. You file with your carrier, and we will meet your adjuster on the roof to walk through what we found.

How long does a replacement take?

Most homes are a one-day job, weather permitting. Larger roofs, steep pitches and cut-up rooflines can run into a second day.
