Quinlan is about 27 miles east of our Rowlett office, out Highway 66 to Rockwall and then Highway 276. It is a town of roughly 1,400 people, and the drive runs about forty minutes.
The town filled in after Iron Bridge Dam closed in 1960 and the lake came up, so most of what we work on here is 1970s through 1990s housing, manufactured homes, and lake cabins that got winterized into year-round places. On a place that was never built to be lived in year round, the roof tends to be the last part anyone upgraded, and we find original three tab under a later layer more often here than in most towns we work. Most of these roofs were last done under a previous owner and the paperwork is long gone, so we date them off the shingle and the nail pattern before anyone says the word claim. Hail here runs large. The November 2022 outbreak put 2.75 inch stones down near East Tawakoni, across the causeway. That one is long past filing, but the pattern is not, and in Texas the clock on a new storm is one year from the day it hits.
